ADU Construction FAQ

How much does it cost to build an ADU in the Bay Area?

Costs typically range from $150K–$350K+ depending on size, type (detached vs. garage conversion), and your city's requirements. We'll give you a detailed estimate during your free assessment.

How long does the whole process take?

From initial assessment to move-in ready, plan for 12–18 months. Permitting alone takes 2–6 months depending on the city, and construction typically runs 6–10 months.

Are you the general contractor?

No — we're your ADU advisor and project coordinator. We connect you with licensed, insured general contractors from our vetted network. You contract directly with the GC.

Can I build an ADU on my property?

California law (AB 881) allows ADUs on most single-family and multi-family lots. Specific rules vary by city — setbacks, height limits, and utility requirements differ. Our free assessment covers all of this.

Do I have to use your management service after the build?

No obligation, but most of our build clients do. Since we already know the unit inside and out — layout, systems, permit conditions — we can manage it more effectively from day one.

What's the difference between Tier 1 and Tier 2?

Tier 1 gives you a qualified contractor match. Tier 2 means we oversee the entire project — permits, bids, milestones, inspections — as your owner's representative. Not sure? We'll help you decide.
